Why should I buy from you instead of a real estate agent?

Real estate agent’s charge a fee that is normally between 2%-10% commission. We cut out middleman and save you those excess fees.

Do I need an attorney or real estate agent?

We work to make the process as easy as possible by creating simple contracts. By all means you can hire a professional if you believe it is essential.

Why is the property so cheap?

We buy properties in bulk at a discounted rate so that we can sell them to you at a wholesale price that is 50-75% below retail prices.

Can I visit the property?

Every property is different. Some properties will have road access while others may not have road access and may require a GPS to locate the property. Please contact us if you need help GPS coordinates or etc.

Do you take payments?

Occasionally we will. But please contact us to discuss terms

Is the land perc approved for septic?

If the land is tested, we will state in the listing the results of the perc test.

Does the property have sewer, utilities, water, etc?

If it is not stated in the listing, the property does not have sewer, utilities, water and etc. We advise you to contact directly contact the county to review these items.

Are there back taxes or liens associated with the property?

No. We guarantee that the all of our properties are sold free and clear of any title issues. The bulk of our properties were purchased by us with title insurance and suggest you also purchase with title insurance.

When speaking to the county, how do I refer to the property?

All listings will contain an assessor’s parcel number or APN. You will need to give the APN to the county to refer to the property.

Will you pay for a survey, closing costs, etc?

We will not pay for any additional services regarding the closing of the property.


Selling Your Property

What is the timeline to purchase my property?

Our goal is to purchase your property as quickly as possible. In as few as 4 days, we can give you a cashiers check and close a purchase for small parcels with a clean title. However, with reason, we can accommodate with allowing more time to close a transaction.

My property has back-taxes, will you still purchase it?

Yes, we will still purchase you property. Based on our due diligence, we will revise our offer and your back-taxes will be paid by us!

Do I have to pay closing cost?

No, you do not have to pay closing cost. Unless noted in the listing, we are responsible for recording fees, closing cost, title insurance and back taxes.

Once I accept the final offer, how do I close the transaction?

We want to make the process as easy for you! You propose a time, day and location and we will send a notary from our national notary company. Our notary will hand you a cashier’s check and notarize the paperwork.

I inherited the property. Can my property still be purchased?

Based on our due diligence, YES, we can purchase your inherited property. By each individual case, we will review the chain of ownership and determine the proper steps to obtain a clean title on the property. To obtain this clean title and legally transfer ownership, you may be required you to take some actions and this can involve some legal efforts.

Will there be any issues if I live in a different state than my property?

No, there will not be any issues. We can close the deal in any state.
